Brown patch tends to appear when nighttime temperatures stay above 68°F and daytime temps push past 80°F with saturated, humid air — which describes a typical Tidewater summer night almost perfectly. You’ll notice circular brown patches ranging from a few inches to a few feet wide, sometimes with a smoke-gray ring around the edge or a cobweb-like coating visible in early morning dew.

Dollar Spot

Smaller and more numerous than brown patch, dollar spot creates silver-dollar-sized, straw-colored patches across the lawn. It thrives in the same warm-day, cool-night humidity swings we get in spring and early fall, and it’s often a sign that your lawn is under-fertilized on top of being humidity-stressed.

Both diseases spread fastest in lawns that are mowed too short, overwatered, or struggling with poor airflow — all fixable issues.

Why Newport News Yards Are Especially Vulnerable

Humidity hits every lawn in Hampton Roads, but a few local factors make some yards worse off than others:

  • Proximity to the water. Newport News sits right on the James River, and that coastal moisture keeps ambient humidity higher than inland parts of Virginia.

  3. Improve airflow where you can. Thinning overgrown shrubs near the lawn’s edge or selectively pruning low tree limbs can make a real difference in how fast a shaded yard dries out.
  4. Don’t over-fertilize with nitrogen in summer. Lush, fast growth from heavy nitrogen feels productive but creates the soft, succulent tissue that brown patch and dollar spot infect most easily.
  5. Aerate to fight compaction. Compacted clay soil holds moisture right at the surface. Aeration opens it up so water and air can actually move through.
  6. Catch it early. The first circular patch you see is far easier to manage than a lawn that’s 30% brown. Routine inspections during a maintenance visit catch problems before they spread.
